National Operators

National affordable housing providers are tasked with managing complex, regional variations in application requirements. These include income limits, verification requirements, occupancy standards, recertifications, vouchers, etc. Even with deeply configurable affordable housing application systems like Public House, national operators need to build out custom functionality to match their internal processes.

Building Beyond an Application System

Property management systems and market rate placement tools do not support affordable housing application compliance across multiple regions.

Public House works with national operators to process large volumes of applicants across all regions of the US. While Public House capably manages applications, it is the expandability of working within Salesforce that extends Public House to accommodate the unique operational requirements of enterprise-level organizations.

You can ultimately make it work for any challenge.

Salesforce

By operating within the Salesforce CRM we can scale, expand, analyze and access an ecosystem of third-party tools. Examples of customizations include:

  • Rent calculations
  • Multiple occupancy calculations to choose from
  • Overrides on system calculations
  • Minimum income exemptions override by apartment
  • Regional Tenant Income Certifications
  • Custom communications (email & SMS)
  • Custom reporting

Working Together

Salesforce is built for teams to collaborate efficiently. Teams of application specialists can take a centralized approach to processing applications or a regional approach with applications assigned to specialists by community or region. Salesforce gives your teams:

  • Permissioning across staff levels/regions/communities
  • Task assignments and queues
  • Internal communications
  • Approval processes
  • Shared reports and dashboards

Reporting/Analytics

Salesforce reporting and analytics tools trump all. Public House comes with pre-built application analytics and operational dashboards. Expand your reporting to track applicants, residents, team performance, operations, vacancy times, etc. Segment your reporting by region and community to identify trends and make informed decisions. Go next level with Salesforce Einstein Analytics.

Acquisitions

Data migration and importing new complexes is simplified with Salesforce data migration tools.

Own Your Data / Security

Stay in control. Your data lives in your Salesforce and preferred cloud storage. Salesforce has security built into every layer of the platform. The infrastructure layer comes with replication, backup, and disaster recovery planning. Network services have encryption in transit and advanced threat detection.

Screening Forms

A screening form is a collection of custom questions, warnings and eligibility criteria. One or more screening form templates can be configured to be used across the portfolio

Each community selects which screening form to use and defines the community income, asset and occupancy limits. Each community has its own unique screening from URL. The screening forms submitted there populate the community’s waitlist.

Applications

Multiple application templates can be created. To reduce technical overhead and complexity, minimize the number of application templates. Program income, asset and occupancy limits are applied for each community.

Required Documents – Templates for all possible required documents to be used across all communities are built into the system at implementation. Each community defines which of the required document templates its application uses.

Login – All applicants log in through a single portal branded to the client. If an applicant has applied to multiple communities, they will be able to select between applications at login.

Communications – Households may be interested in multiple communities. To clarify communications, email and SMS include the community name they are sent on behalf of.
