Public House Annual Subscription
The Public House is an annual subscription service.
Annual Subscriptions gives the Customer unlimited access to:
- Screening forms
- Application Portal
- Document review capabilities
- Additional staff functionality in the Application Portal
- SMS and email reminders
- Homeowner Portal to configure Occupancy Certification, configure notifications like Intent to Sell, Request to Refinance, Notification of Improvement
- Waitlist and Lottery Management
- Stripe Payment Integration (Optional)
The Annual Subscription includes 250 Applicant Subscriptions which give Applicants unlimited access to the Public House Authentication, Application, and Homeowner Portals. Customers exceeding the 250 Applicants are billed quarterly, based on usage. Additional Applicant Subscriptions cost $20.00/applicant.
Applicant Subscriptions
Applicant Subscriptions grant an applicant one year of unlimited access to:
- Use the Authorization Portal to securely access their information in the Application or Homeowner Portals
- Apply for any housing programs they are invited to by the Customer
- Securely upload documents (no data or volume limits)
- Submit Annual Recertifications or Occupancy Certifications
- Submit Homeowner Notifications
Applicant Subscription Expiration
- Unused Applicant Subscriptions do not roll over to the following year
- Applicant Subscriptions expire one year after the applicant first accesses the authentication portal
- Application Subscriptions do not renew at expiration. If an applicant authenticates and accesses PH at any time after their Applicant Subscription expires, they will automatically use an Applicant Subscription credit
- Application Subscriptions are only created if staff accesses the application during Application Status = Incomplete, Document Review, or Document Corrections (not dor Invited, Approved or Declined)
- At the end of each quarter, customers will receive a full usage report and invoice for any additional Applicant Subscriptions incurred.

Minimizing Application Processing
Public House makes every effort to help clients process the fewest number of Applicants. Applicant Subscriptions are billed only after:
- Staff has determined that there is not an existing application that is qualified and interested in the housing opportunity
- Additional Applicants are invited incrementally
- Additional Applicants are only invited if they meet the property’s requirements and have priority (by rank/preference points and waitlist join date)
- Application invitation emails include property details. Applicants can indicate (via buttons in the email) if they are interested/not interested in beginning the application process for the housing opportunity.
- Only after the selected/interested/invited Prospect accesses the authentication portal, is an Applicant Subscription billed
Volume Discounts
Volume discounts are automatically applied based on quarterly usage. Alternatively, non-expiring applicant credits can be purchased in bulk to access the volume discounts.

Electronic Signatures (optional)
Public House offers electronic signatures integrated into the Application, Occupancy Certification, and Homeowner Notification submission processes. Each electronic signature request can include up to 5 signers.
Electronic signatures are legally valid and enforceable based on the ESIGN Act in the United States and the eIDAS in Europe.
Electronic signatures cost $1.50 per signed document. Electronic signature credits are sold in batches of 100. As they are exhausted, they are automatically refilled and applied to the quarterly bill.
Billing
Customers are invoiced on calendar quarters for additional Applicant Subscriptions and Electronic Signatures.
Annual Subscriptions will also appear at the end of the renewal Quarter. For example, if you started on Feb1, your renewal is in Q1 and you will be billed annually at the end of Q1 on April 1st.
If your Subscription Renewal is January 1
- Your subscription runs from January 1 to December 31
- Your Q4 bill, sent on January 1, will include your Q4 usage charges and your Annual Subscription for the next year
- Your Annual Subscription Applicant Credits will be applied to your Q1 bill sent on April 1
If your Subscription Renewal is April 1
- Your subscription runs from April 1 to May 31
- Your Q4 bill, sent on April 1, will include your Q4 usage charges and your Annual Subscription for the next year
- Your Annual Subscription Applicant Credits will be applied to your Q1 bill sent on July 1
If your Subscription Renewal is July 1
- Your subscription runs from July 1 to June 30
- Your Q4 bill, sent on July 1, will include your Q4 usage charges and your Annual Subscription for the next year
- Your Annual Subscription Applicant Credits will be applied to your Q1 bill sent on October 1
If your Subscription Renewal is October 1
- Your subscription runs from October 1 to September 30
- Your Q4 bill, sent on October 1, will include your Q4 usage charges and your Annual Subscription for the next year
- Your Annual Subscription Applicant Credits will be applied to your Q1 bill sent on January 1
